    I lived in an apartment at the Patchogue location for about three years and then one in Bohemia for about a year. The apartment itself was nice enough and reasonably priced for Long Island, although I have to warn any prospective renters that the walls are paper thin so if you have loud or wacky neighbors, you will hear the noise. Some neighbors would also often feed the feral cats around the complex and leave rotting food and garbage everywhere; management did not address this or seem to care despite this being, in my opinion, a health concern.

    My low rating is really due to atrocious experience I had with Management at the main offices. I had a few bad experiences. 1) I saw what looked to be like spots of mold forming on the bathroom ceiling; I tried to remove them myself but they kept coming back with what looked like to be water damage. I called the Superintendent for this property, which was a complete waste of time because he never bothered to return my calls. I finally contacted management and they sent me a form to fill out. While I was waiting for action after filling the form out, I came home to a ceiling that had burst open. I called the emergency number and had to demand that they send someone over. They did, only to stop the water from leaking but it was months before they re-sheetrocked the ceiling. As in the ceiling was left partially open, with pipes and beams exposed. They never re-painted it. 2) My apartment was flooded during Hurricane Sandy and they were not empathetic at all nor did they provide much information about how to proceed during a very stressful situation. We were sent one letter with a few choices on it (Break the lease without penalty, transfer to a different complex, live elsewhere and then return when renovations were done) but they did not help with the transfer process at all. 3) I broke my lease early to purchase a home and paid the associated fee along with two months of rent as per my leasing agreement. This was paid in full when I moved out of the apartment and I left the apartment immaculate. I waited the 90 days without complaint for the return of my security deposit, which was about $1,700.00. I was sent a check after about 120 days for a small amount due to them erroneously reading my leasing agreement and charging me for an additional month of rent. When I called numerous times to try to rectify the situation I was spoken to very rudely and hung up on. I sent a letter certified mail and still did not receive the correct amount. I finally contacted the Better Business Bureau and sent them a copy of my lease and about six months after I moved out, I finally received a check with the correct amount without an apology or explanation. I can only imagine the amount of people that either do not realize the mistake or choose to not pursue it and lose out on money they are rightfully owed. Unfortunately, Fairfield has somewhat of a monopoly over rental communities on Long Island, so people will continue to rent from them even though their customer service is extremely flawed. It is a shame because I did like my apartment and some of the neighbors.

    I strongly suggest taking pictures prior to moving in, documenting all phone calls, sending any correspondence by certified mail and knowing your Leasing agreement. Keep your copy and don't be afraid to pursue what you know is right. I am an intelligent person who was a very responsible tenant and I felt like I was not treated with respect at all the few times I had to deal with Management. Nor do I feel that they care that they do not provide even an iota of adequate customer service, which is really the frightening part.
